CODE OF MEASURING PRACTICE

Is an Act to prohibit the making of false or misleading statements about property matters.
Floors areas are the basis of all commercial property valuations but it is not sufficient to quote a figure of 10,000 sq.ft. without specifying to what it refers or qualifying as to how it was obtained.
Controversial features like radiators and air conditioning, fire corridors and circulation, areas of poor natural light, imposing mansard roofs are all identifiable and would be stated separately. Their sizes will continue to remain factual as measured on site.
Once the facts are known it is for a valuer to apportion worth by evidence or negotiation. However, the floor area is the only significant fact and should remain unchanged.
To ignore these features or to state an unsubsatantiated area will contravene the Prop. Mis. Act.
